Rental Criteria
The following standards are used by Rema Utah Property Management to judge applications for tenancy, in which must be met to qualify for signing a lease to a property managed by Rema Utah Property Management. Applicants are judged by the same standards, regardless of race, color, religion, sex, handicap, family status, sourceof income, national origin, sexual orientation or gender identity. REMA DOES NOT DISCRIMINATE AGAINST ANYONE. Rema operates on a first come, first serve basis. We are committed to offering equal housing opportunities. Each applicant aged 18 or older will need to payan application fee and consent to a credit and background check, this will include co-signers. Application fees are NON-REFUNDABLE. Please review your applications to ensure accuracy. Any information found to be false is an immediate denial of an application or lease, if a lease has been signed. Any application can be an immediate denial for felony crimes. Rental criteria may vary on a property by property basis.
IDENTIFICATION: Allapplicants aged 18 and older must submit valid and current photo identification at the time of applying.
SECURITY DEPOSIT:Applicants must provide a security deposit (amount determined based on approved credit and pet fees, other fees) to hold a property as Rema operates on a first come, first served basis and to complete the application. If an approved applicant backs-out of a property, collected fees will be considered liquidation damages and will not be refundable. The security deposit will be returned if application is denied.
TIMING: The application process usually takes 2-3 days depending on background checks. The lease must be signed by all applicants within 2 days of approval and at least 2 days prior to moving in by all applicants, failure to do so may result in forfeiting any deposits as liquidation damages, and termination of Rema’s further obligations. Rema pro-rates rent based on move-in day. Holding a property for more than 10 days will require prior approval from Rema.
INCOME REQUIREMENTS: The combined income must equal atleast THREE times the monthly rent. Applicants must submit their two most recent paystubs with their name clearly stated in the paystub. If an applicant does not meet 3 times the market rent, then they must acquire a co-signer. Applicant must provide proof of income with one of the following, but not limited to, paystubs, offer letter from new employer and other proof regarded as acceptable upon submission to Rema. Inconsistent income such as, but not limited to, scholarships, allowance from parents, and student subsides, commissions or tips may not be considered as verifiable income. Rema cannot accept screenshots of transactions.
RENTAL HISTORY: Applicants must provide the contact information for their previous landlords; Rema will confirm rental verification. Applicants may be denied for any evictions, money owed to previous landlords, defaults in lease agreements, or late rental payments.
CRIMINAL HISTORY: Applicants are asked to disclose any prior convictions, arrests or pending criminal
actions. Criminal background checks are conducted at all properties managed by Rema. Failure to disclose or provide false information is grounds for denial. Crimes considered to be a serious threat to the rental property, neighbors, or
other residents could be rejected. Rema will review the completed background checks based on the time passed since the crime was committed and the severity of the crime. Sex offenders and violent crimes will not be considered.CREDIT HISTORY: Applicants will undergo a comprehensive credit report from a credit reporting agency. The
credit report must reflect all accounts current. A negative credit report is within grounds of denial, co-signers with a positive credit history or extra deposits may be added. All collection and past due balances will be taken into consideration and discussed.MAXIMUM OCCUPANCY: 2 people per room and 1 per living room plus 1 when an occupant is under the age of 18. Rema abides by all city and county occupancy standards, please check local municipalities before applying.
PETS:Pets must have prior owner approval prior to move-in. During pet screening proof of vaccination/sterilization and good references from previous landlords must be provided. Approved pets will require an additional deposit/administrative fee to be paid and an additional amount added for “pet rent.” The owner reserves the right to deny the application based on size, species, or breed of pet. Emotional support animals and service dogs do not count as “pets” and are not subject to fees.
